kansas city, mo This one in Kansas City was an incredible opportunity to revitalize a blighted Downtown District AND re-purpose an amazing historic building.

Unfortunately, we could not find common ground with timelines and some entitlement issues, and the Kansas City Board of Education ended up surplusing the property to a group who promptly demolished the historic building and is using the land for a parking lot. That was a heartbreaker. Use: 310,000 s.f. Mixed Use/Historic Preservation project. 
 Former Kansas City Board of Education Headquarters and Public Library located in the Downtown Kansas City Government Core
 Acted as Overall Developer/Architect with multiple local partnerships

fitchburg, wi Here is one that got gummed up near the end because of a very minor TIF issue, so we had to move on. Still scratching our heads on this one
 Site was previously used as a construction fill site and presented some very interesting challenges that were innovatively solved by the team

The site is still vacant and would have been a really incredible project for the Community and region.  Use: 27 acre s.f. urban infill mixed use project at a reclaimed fill site
